Appeal a planning decision

You can appeal against: 

  • a refusal of planning permission 
  • against conditions applied to a planning application 
  • if the application wasn’t determined within the statutory period.

Only applicants can lodge an appeal: there is no right of appeal for third parties or objectors to an application.

Appeals are made to the Planning and Environment Decisions Wales, which is part of the Welsh Government.

Appeal within the deadline

An appeal has to be made to the Planning Inspectorate within 6 months from the date of the decision notice.  However, for a householder appeal and minor commercial appeals you only have 12 weeks in which to appeal.
